What is a wind mitigation inspection?

This specialized home inspection evaluates how well a property can withstand damage from strong winds, like those caused by hurricanes or tropical storms. The inspection focuses on features of a home that reduce the risk of wind damage and serves as documentation that insurance companies use to calculate potential premium discounts.

What features of the home are evaluated?

Inspectors typically look at:

  • Roof-to-wall connections: How securely your roof is anchored to the walls of your home.
  • Roof covering: The type of material, age and how well it resists to wind uplift.
  • Roof deck: The structural foundation of your roof that provides a solid base for your roof’s outer covering.
  • Roof deck attachment: How securely your roof decking is fastened to the supporting structure, including nail size and spacing.
  • Roof geometry: The design and shape of your roof, which impacts how the roof performs during high winds.
  • Opening protection: The presence of impact-resistant windows, doors, garage doors and skylights, or the use of approved storm shutters.
  • Secondary water barrier: Protective layers installed between the roof covering and decking that prevent leaks if the outer roof material is damaged.
  • Year of construction: This indicates which version of the Florida Building Code your home was built under.

What happens after my inspection?

Following your inspection, documentation will be provided to you, which you can share with your broker to help identify which wind mitigation discounts you qualify for.
